The article and comments were great information to have before deciding how to go about getting a painting job done. I think the important point is that there are several key choices (who to do the work; color, sheen, quality, of paint; how many coats; amount of prep/repairs to be done and by whom, how long the job will take, provisions for changes, how detailed the contract needs to be; advanced deposit/progress payments/final payment; final inspection, etc.) that need to be made and it requires advanced research and planning in order to become well enough informed to make the right choices. Then it requires spending sufficient time to check materials and inspect the quality of the work while it is on-going, raher than waiting to do it all at the end. President Reagan's philosophy of "Trust, but verify." applies. House Painting Wheat Ridge, CO
O'Neil patches shallow holes and divots with Ready Patch because it dries fast, sands smooth, and stays flexible. Deep cracks and rotten spots are best repaired with two-step epoxies, such as those made by Advanced Repair Technology. (For a step-by-step instructions, see Repairing Rot with Epoxy.) The days of using polyester auto-body fillers on wood are over. "They cure too hard," says Portland, Oregon–based painting contractor Kathleen George. "They look good at first, but then they peel away."
You can typically complete all of these preparations for an entire house in a single day or over a weekend. If you're painting a porch or an outbuilding, it may only take an hour. If you're painting with latex, you can start the following day; solvent-base paint does not adhere well to moist surfaces so wait several days until all the washed surfaces are absolutely dry before applying this type of paint.

I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.
I think what you doing is terrific! Professional. May God increase you! I am in cape town south africa, worked for years making everyone else wealthy and sometimes being short changed on commission to suit owners! How can I get a flyer idea from you to start on my own, I know the business but lack the forms so i can streamline and especially the flyer – I am willing to walk a street in a wealthy area from the 3rd Jan and ring bells, comment, keep it short and try to 20 homes a morning at set times 8am to 10am. Could you help me with a flyer idea, I have made a whats ap business card initially to get started, eco friendly. I need to do this and have a goal to see my Dad in Durban who is in his 90’s and financially not been able to see him, an owner closed and never gave me all….thanks Michelle – Going to plaster this 1st goal on my wall. michelle salati [on linkedin]
Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches.
Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint. House Painting Wheat Ridge, CO

To industrial and institutional. I also own and operate a professional painting company of elite painters ONLY 5 ELITE PAINTERS, and pay them good money for being elite. Less is better in my opinion. The fact is this a homeowner and a painting company owner can both be taken advantage of by hustlers and liars and amateurs posing as pros. I have had many laborers tell me they can paint. " Oh yes sir I can paint, I'm a painter of 8 years. Yes sir I can cut a straight line." Some people will say and do anything to get a buck. If yoir on the job to see their rookie mistakes you may have time to save your reputation before disaster ensues and fire them on the spot. As a painting Company owner if your not on the job with your crew at least 3 out of 6 days every week your taking a huge risk of damaging your reputation and losing the respect of your team. Homeowners want to deal with you or the crew boss (jobs site supervisor) not "the painter". Many things I have read are right on. Painters for the most part will milk a clock for all they can and still do a good job. But amateurs will leave your projects in shambles and the only ones to pay for it is the contractor and the homeowners. But an elite painter and crew will try to complete a project as quickly as possible and move on to the next one. They understand bonuses, incentives, and promotions. My company provides the opportunity for a homeowner to meet each member of the crew and shake there hand on day one. There is also a differentiation between the crew boss and the crew by the uniforms they wear. Should the homeowners have any issue at all they know exactly who to go to to get results. This eliminates the age old problem of who screwed up? I have found that by me putting on my whites and giving my crew the opportunity to out do themselves on each project it ignites competition, pride in skill, and excellent commraderie amongst the team. We all hold each other accountable. Choose your contractor by the crew not the owner. The crew is a direct reflection of the Company owner. No room for rookies on fine finish painting. Go pro for painting and you won't regret it. With that being said homeowners should always remember that you get what you pay for. With paint and services. In most cases it will be well worth a few extra bucks to get elite results. Never go with the cheapest bid there is always a reason why it's so low.

Before the scrubdown, protect nearby plants by misting their leaves and saturating the surrounding soil with water, pulling them away from the house, and shrouding them in fabric drop cloths. (Plants will cook under plastic.) Lay more drop cloths along the base of the walls to collect any falling paint debris. Walls should be wet down before getting scrubbed, then washed with a gallon of water mixed with 1 cup chlorine bleach and 1 cup of either a concentrated, phosphate-free cleaner, such as a trisodium phosphate (TSP) substitute, or Jomax House Cleaner. Working in sections, from the bottom to the top, will avoid streaks. Be sure to rinse walls well before the solution dries. Wood siding and trim should be ready to paint after a day or two of dry weather. Home Painters Wheat Ridge, CO
Painting services are relatively low in price when considering the value they can add to a home. Rental properties that are in good condition with clean, fresh paint can fetch higher prices from tenants. Additionally, this applies to homes on the market. A little bit of paint can increase the value and grab the attention of prospective buyers. Lastly, repainting every few years can keep the decor fresh to ensure that homeowners do not tire of the colors they chose. Bright colors can make a Jacksonville home really feel like a beach getaway.

"I used Dustin with James Kate roofing after I saw the work his company did on my brother's house. His company is not a fly by the night company, they are strictly professional with high integrity. You may find other roofers that are cheaper but do not provide the same high quality work. I truly believe that Dustin cares about his customers and his employees.Thank you for the best customer service"
Whether you are painting the exterior of your home to boost its curb appeal, change a color you don't like or refresh a dilapidated paint job, one thing is certain: Painting your home's exterior is a large job that requires proper planning, preparation and tools. In most cases, painting your home's exterior is a job best left to a pro. But before you call one in, you'll want to consider a few factors that will affect your project's cost.
"Hired a Brand Name painter, we agreed on a price and timing where the home would be empty. Painter shows on a Tuesday to get started, paid a down payment and left. By the time I got to DFW airport, the contracted painter backed out. No worries they got a second crew for the next day. That crew looked at the job and said they couldn't finish before I moved my household good in. Now we move on Saturday because the movers were scheduled and could not change the dates and I reached out for more bids. Scott Finklestein from NextDoor painting responded within minutes of my request. Came over on a Sunday no less and provided a very fair bid and we accepted. Big kicker was they could start the next day. All I can say is WOW, what customer service! We agreed to the timeline and I jokingly kidded Scott, "you finished 8 minutes earlier than I had asked for"! Our home was painted the colors we asked for, it is perfect, the crew was friendly, hell they even fixed the sheet rock where we had plumbing installed! These guys are the real deal!! Thank you Scott, Jose and your team! Our home is now BEAUTIFUL!"
Yes the pricing does change, and quite significantly. I have worked inside the paint industry on counter sales outside sales and application for over 10 years. One thing many people do not understand is, the resins in the paint are more expensive to produce the higher the sheen goes. Therefore the company is at of higher cost making the paint, which in terms they charge more for the paint. I have seen a 15$ variance between flat-semi-gloss it is not uncommon and is not unrealistic to pay more for a higher sheen. Another thing to add is when doing samples on your wall prior to a painter coming is a good idea, however do not do them in huge squares with heavy coats, remember you are just wanting an idea. A lot of times the issue comes up of the paint not covering the sample coats, in fact it is covering quite well, however the paint sample applied is often times much darker than the wall color, creating a contrasting difference from the lighter surrounding wall and the sample placed on the wall. I recommend getting a piece of sheet rock and using it for the samples so you can move around with it etc.
Ask companies to include all details in writing. Although that sounds simple enough, too many contractors submit offers such as "paint house for $5,000." A friendly contractor may offer a reassuring handshake and promise that the crew will take care of all the details — starting on time, working every day, cleaning up, etc. That's great, but why not include each point in the proposal? If it's a challenge to get a written description of labor, materials and other details, things will probably get worse when the work starts. House Painting Wheat Ridge, CO
